Fixed-Price Contract
Always honoured
Why homeowners hire us
Most Vaughan homeowners we meet have already heard the warnings. Contractors going over budget, vague quotes, schedules that slip by months. We were built to be the opposite of that experience.
Read our approach →Fixed-price contract from day one. The price we agree on is the price on your final invoice. Labour, materials, permits, and disposal included.
One team handles design, custom cabinet fabrication, and on-site installation. You have one point of contact from sketch to walkthrough.
Removing a load-bearing wall in a 1990s or 2000s home triggers a permit. We file with the City of Vaughan Building Standards Department and arrange the engineer's report before demo begins.
Every line item is itemized at the in-home consultation. No vague allowances. You see the same numbers in your contract that you saw in the quote.

Why Kitchen Renovations Vaughan
We are NKBA-credentialed, licensed, and fully insured. Our positioning is simple: you sign one fixed-price contract, you talk to one team, and you get a kitchen built the way it was drawn.
Fixed-price contracts
Labour, materials, permits, cleanup, and disposal. All included. The number on your contract is the number on your invoice.
One team, design through install

Full Renovation | Most Popular
$25,000 - $50,000
Full Gut + Layout Change
$50,000 - $75,000+
Condo kitchen renovations: $20,000 - $40,000. Includes board application, elevator booking, and noise-window scheduling.
No hidden costs
Our fixed-price contracts cover every stage from the first site visit through to the final walk-through and warranty registration. Here is exactly what you are paying for, and what will never appear as a surprise change order.
An NKBA-credentialed designer visits your home, takes full measurements, and produces a 3D rendering of the proposed layout. Material sample boards included. Up to two revision rounds before you sign off on the final design.
We prepare and file the building permit with the City of Vaughan Building Standards Department on your behalf. Where wall removal or structural work is required, an engineer's report is arranged and paid for. Permit fees are included in your fixed-price quote. No surprise invoices from the city.
Full teardown of existing cabinets, countertops, backsplash, and flooring where in scope. All debris is removed from the site the same day. No bin rental required. Disposal is included. The site is left clean and contained at the end of every work day.
Cabinets are built in our in-house fabrication shop. Not flat-packed from a warehouse supplier. Lead time is 3 to 4 weeks from design sign-off. Full-overlay doors, soft-close hinges, and dovetail drawer boxes are standard on every cabinet order, regardless of scope tier.
A licensed plumber and licensed electrician are on our staff. Not subcontracted. New sink rough-in, dishwasher connection, and under-cabinet lighting are included where in scope. Electrical panel updates, if required to support the new kitchen load, are quoted transparently at the consultation stage.
We do a final deep clean of the renovated space before the walk-through. Any deficiencies identified at the walk-through are resolved before we leave the site. Every kitchen renovation includes a 10-year cabinet warranty registered in your name and a 1-year workmanship warranty on all installed components.
Wall removal specialists
Most Vaughan homes built in the 1990s and 2000s were laid out with compartmentalized main floors that wall the kitchen off from the dining and living rooms. One wall removal connects the space and transforms the feel of the entire main floor.
Structural assessment first
We identify load-bearing vs partition walls before any demo. If a beam is required, it's included in your fixed-price quote.
City of Vaughan permit included
We file with the City of Vaughan Building Standards Department. Engineer's report arranged and included where required.
Adds $8,000 - $20,000 to your project
Wall removal and beam installation on top of the base renovation. The result: a kitchen that feels 40-60% larger without changing square footage.
What we build with
Every material we recommend has been selected for durability through York Region's freeze-thaw winters and humid summers, resale performance in the Vaughan market, and compatibility with Ontario Building Code requirements. Here is what goes into a Kitchen Renovations Vaughan project.
We do not use particleboard cabinet boxes. Plywood holds fasteners better, resists moisture, and stays square through Vaughan's swing from dry winter heating to humid summer air.
Quartz is recommended for households with young children and heavy cooking. Marble is specified when the homeowner prioritises the natural veining pattern and accepts the maintenance.
Full slab backsplash matching the countertop is one of the fastest growing requests in Vaughan kitchens. It eliminates grout lines and creates a seamless look behind the range.
Engineered hardwood is the most requested flooring for Vaughan kitchen renovations and holds up better than solid hardwood through the humidity swings of a York Region climate.
We source FSC-certified plywood cabinet boxes, low-VOC and zero-VOC paint finishes, and reclaimed wood open shelving on request. LED under-cabinet lighting is standard on all projects. If sustainability is a priority, tell us at the consultation and we flag every line item where a greener alternative exists at comparable cost.

Every Vaughan neighbourhood has its own housing stock, permit considerations, and kitchen challenges. We know them all.
Woodbridge
Historic detached homes & luxury estates
Strong Italian heritage drives demand for European-style custom kitchens with large islands. Older homes often have segmented, closed-off layouts that need structural wall removal and full plumbing updates.
Vellore Village
Master-planned detached & townhomes (early 2000s)
Homes are hitting the 20-year mark. Original owners are replacing dark builder-grade cabinets, removing bulkheads, and upgrading 2000s panels to handle modern induction ranges.
Maple
Older detached homes & suburban subdivisions
Late-90s and early-2000s MDF cabinets peel and water-damage at the sink base. Family households want durable, easy-clean surfaces and a complete gut-and-replace.
Thornhill (Vaughan side)
Affluent mature estates & heritage homes
High-end work in natural quartz and custom millwork. The challenge is integrating modern amenities into classically designed estates without losing original character.
Kleinburg
Luxury estates & custom-built homes
The top tier of bespoke craftsmanship: walk-in pantries, secondary spice kitchens, and luxury appliances. Expansive footprints need careful work-triangle planning.
Concord & the VMC
High-rise condos in the Vaughan Metropolitan Centre
Sleek, space-saving condo kitchens worked around strict board rules, limited elevator access, and fixed plumbing stacks that restrict layout changes.
Sonoma Heights
Family detached & semi-detached (late 1990s)
Homeowners want compartmentalized main floors opened up. That means load-bearing wall removal, structural permits, and rerouting HVAC returns hidden in dividing walls.
Carrville
Older homes alongside new subdivisions
A strong market for secondary-suite basement kitchens. Each one has to meet the fire separation, egress, and plumbing codes the Ontario Building Code requires.
Service areas
From Woodbridge estates to Vellore Village detached homes and VMC condos, we file every permit with the City of Vaughan and keep the project on one fixed-price contract.
